" The Money Farm"- Two bedroom flat - Holmefield Court, Belsize Grove NW3

Hi property hunters,

As you know i spend quite a bit of time on Rightmove and Zoopla (probably too much to be honest!) trying to identity the best options for buy-to-let investment. The reason i do this is because it can be a minefield out there and  I want to be sure that our landlords that are entering into buy-to-let are making informed decisions. The ideal scenario would be to get a good balance of yield and capital gain.

This property could be a good option, located in a popular block called Holmefield Court, just a short stroll to the tube at Belsize Park in the heart of commuter territory. This flat is offered in good all round condition, nothing required to make it lettable and will rent out to a long term tenant pretty quickly. Expected rent on this type of flat will be £2275 per calender month, that will give you a potential yield of just over 5%, not bad for a high value postcode like NW3. Here's the flats ace card; capital gain has risen an impressive 39.6% since the last sale back in 2007 or £160,000 in monetary terms.

On the market with Greene and Co, just round the corner from the block itself. This property wont be around for long though, i would get down to the selling agent and book that viewing appointment!
