On the rise.... Eton Rise NW3- 1 bedroom flat for buy to let investment

I was hoping that there will be some good buy to let flats coming up in popular parts of NW3 early in the year and its here...... This is cracking a one bedroom flat in this popular 1930's block located on the fourth floor- ripe for investment. The building is just round the back of Chalk Farm tube and across the road from Camden Lock and Primrose Hill Village making for a great location that is exceedingly popular with tenants.

On to the flat, offered in great all round condition, nothing to be done here except a a thorough pre- tenancy clean and compliance checks to be put in place.The block has a good range of amenities with the benefit of day porter, lift, unreserved parking and communal hearting with hot water. (Bear in mind with all these goodies service charges can be a little on the high side). 

Lets look at the figures, this flat will achieve a rent of £1715 per calender month and based on the asking price of £550,000 this will give you a net yield of 3.5%. This flat will always be rented out (will have a strengthening effect on yield) and in part values here rose by 7.5% here last year due to increasing popularity of the block and its location (good long term capital gain). This flat will be gone pretty soon, I'd get that viewing booked sharpish.
