Peter,

The Right to Rent legislation was taken into effect from 1st February of 2016. As these prospective tenants are from out side the European Economic area , they will need a valid working Visa in order to rent the property from you. Either you or your agent will need to thoroughly check all their personal documents in terms of their original Passport and Right to Stay- always make copies and keep them in a safe place. I would also go one step further to ensure you've seen their National Insurance Card
and that the number matches with the payslips from their employer so that you can verify their employment is permanent and lawful. 

If a referencing agency is appointed to carry out these checks , you will still need to have sight of the original documents and have them verified. The validity of the Visa is crucial, if its due to expire soon, for example, you must notify the Home Office immediately and their Landlord Service Checking Line. The number is 0300 069 9799, there is a translation service available and they can also verify the documents for the authenticity. Failure to do this will result in a hefty fine of £3000 for each person that is living in your property as the eyes of the law will focus in you as the Landlord. 

Its also worth remembering that any renewal of the tenancy should only be granted for period that the Right to stay document is valid for.
