NW3 Eye candy - Property of the Week - Lower Merton Rise NW3

That age old saying of "don't judge a book by its cover" is certainly true in the case of this 1970's built townhouse located on the southern fringes of Belsize Park.

The current owners have converted this house into a cool contemporary domain with a minimalist feel to it. The original  house has been remodelled to maximise space and they have done away with the integral garage as well to create a superb kitchen and dining area leading to a lounge . There are some great features in this house to include underfloor heating throughout and well planned lighting that compliments the open and voluminous feel to the place. Overall this house is deceiving from the outside and what was a pretty dull and uninspiring building has been turned into something very cool with a timeless feel to it that will still look good in 20 years time.

Adelaide Road NW3 - 2 bedroom flat buy to let investment

Trawling through the market this afternoon and I've spotted this cracker of a buy to let opportunity that is ripe for investment. 

The flat has been modernised throughout and has  two double bedrooms, wood floors and recently updated kitchen and bathroom. The location is superb being just a 2 minutes walk to the tube station at Chalk Farm. Other local attractions include Camden Lock and market as well as charming Primrose Hill village. 

Lets move on to the numbers - Rent on this place is £2000 per calendar month , based on the asking price , this will give you a net yield of 4.1% , not bad considering the bank only gives you 0.5%! I'd get on the phone to the agent to book that viewing- this will be snapped up pretty quickly- time is of the essence !

Fellows Road is on the southern side of the NW3 area bordering Primrose Hill, this pocket is well served by the excellent transport with the commute to Central London just 15 minutes away. This flat is well worth a look round and considering for investment- values of studios rose by 7% last year ,on average .

What does 2016 have in store for the Hampstead Property Market?


Hampstead house prices up or Hampstead house prices down? ... and if so, by how much? Those of you who read the Hampstead Property Blog will know I am not the sort of person who pulls punches nor someone who ever fails to give a forthright and straight talking opinion – so here are my thoughts for the 31,343 Hampstead and Camden homeowners and landlords.

The average Hampstead property is 3.2% higher today than it was a year ago, which doesn’t sound a lot, but when you consider inflation is currently running at -0.1% (ie consumer/retail prices are dropping) and average salary growth is only around 2.5% pa, this is bad news for first time buyers as property affordability continues to decrease (although I was reading in The Times the other day that wage inflation (ie salary growth) is showing signs of weakening).

Some commentators have said the higher stamp duty taxes announced a few weeks ago in the Autumn Statement for buy to let landlords, concerns over first time buyer affordability and the outlook of UK interest rate rises in 2016 will really dampen the property market. I hope you all read my previous article about what the new stamp duty rule changes would really mean for Hampstead landlords in my blog, but I believe the real issue in the Hampstead property market is the shortage of property to buy, as people either worry there will be no suitable house to move to, or cannot afford to upgrade. However, on the supply side, Mr Osborne said in his Autumn Statement that he will change the planning laws to ensure the government meets the pledge made at the General Election (back in May) of 200,000 new homes a year.  All I can say is .. good luck George hitting those numbers!

Why? Because houses take years to build .. not months .. so George and his fabled house building aside .... where does that leave us in Hampstead in 2016?

Well, talking of supply ... whilst Mr Osborne builds his properties (and let’s be honest - a week doesn’t go by without him being filmed on a building site with a high viz jacket and hard hat building a house here and there!), let us look at the shortage of properties for sale. Back in December 2010, 1,063 properties were for sale in Hampstead .. today that figure is 928. On the face of it, this means there is less choice for Hampstead buyers – but it also means with a restricted supply of properties for sale .. it keeps property prices high for Hampstead house sellers.

Everything isn’t all doom and gloom though ... again back in December 2010, the average property in Hampstead took 129 days to find a buyer .. latest figures state this has dropped to 87 days .. a drop of 33% in how long it takes to find a buyer. However, when you delve even deeper, the best performing type of property today in Hampstead is the 2 bed, which only takes 70 days to find a buyer (on average) compared to the 4 bed, which takes 128 days. It just goes to show, even though the average has dropped since 2010, how varied that change has been!

So, back to the question everyone is asking .... What will happen to property values in Hampstead in 2016?  I am going to suggest they will rise between 2.5% and 3% ... nothing out of the ordinary, but unless something cataclysmic happens in the world, 2016 will be like 2015! On the rise.... Eton Rise NW3- 1 bedroom flat for buy to let investment

I was hoping that there will be some good buy to let flats coming up in popular parts of NW3 early in the year and its here...... This is cracking a one bedroom flat in this popular 1930's block located on the fourth floor- ripe for investment. The building is just round the back of Chalk Farm tube and across the road from Camden Lock and Primrose Hill Village making for a great location that is exceedingly popular with tenants.

On to the flat, offered in great all round condition, nothing to be done here except a a thorough pre- tenancy clean and compliance checks to be put in place.The block has a good range of amenities with the benefit of day porter, lift, unreserved parking and communal hearting with hot water. (Bear in mind with all these goodies service charges can be a little on the high side). 

Lets look at the figures, this flat will achieve a rent of £1715 per calender month and based on the asking price of £550,000 this will give you a net yield of 3.5%. This flat will always be rented out (will have a strengthening effect on yield) and in part values here rose by 7.5% here last year due to increasing popularity of the block and its location (good long term capital gain). This flat will be gone pretty soon, I'd get that viewing booked sharpish.

Happy New year to all my readers and hope you are rested and refreshed after the Christmas break. I thought to start the month off by taking a look at the opportunities available for the begining of 2016 and this two bedroom flat got my attention. 

It's got a superb location being on Adelaide Road in an ex-local authority block called Constable House,just seconds from Chalk Farm tube station.This is a very popular spot for tenants not only for the convenience of the transport but for the other amenities such as Camden market,Primrose Hill Village and Park are all within a short walk. 

On to the flat, I can only see an external image here and cant vouch for the overall condition,though the dimensions suggest that its a good size flat with two almost equal bedrooms. I'd get the viewing booked and check it out to establish these crucial facts. On the basis that its in good order, it will achieve £1,666.67 per calender month and based on the £549,950 asking price , it will give you a net yield of 3.45% , which is a little lower than average. Worth checking out, it may be that its a little overpriced..............
