Belsize Park flat on Fellows Road NW3

Good afternoon property hunters, 

Most of the time, I'm picking out smaller studio, one and two bedroom properties for buy-to-let investment, though recently I've noticed that fewer of these are coming to the market tipping the demand-supply balance.
 As a knock-on effect, the availability of larger three and four bedroom property is on the rise. 

I came across this three bedroom flat on the ever popular Fellows Road in Belsize Park. This flat is a duplex, has three good size bedrooms and the other appealing thing is that its got its own section of garden. This is ideal for the City dwelling families and will also appeal to sharers. Looking around inside, its been well cared for and modernised by the current owners, therefore presented to the expected standard for the local market, so just the compliance aspect of things to deal with when offered for letting. This flat has been on the market a few weeks and just been reduced to £650,000 by the selling agent KFH, suggesting that it may have been optimistic to start with. Should it stick around much longer, there could be an opportunity for a deal here. Based on the current asking price, i would suggest a rent of £2815 per calender month, giving you a gross yield of 5.4% 

The desirability of the location and its condition will certainly ensure it gets occupied pretty quick,especially at this time of year, as flats with outside space are sought after by prospective tenants.
