back to the old stomping ground that is the Maitland Park Estate and this two bedroom flat in a purpose built ex-local authority block has come up for sale. I've only got the one photo of this flat which, ironically, is of the outside, so not much to go by. However, in the selling agents details it says the flat is in need of modernisation, so lets not make the assumption that its a coat of paint and vacuuming the carpets!



For a flat of this type and style, I would suggest that spending about 20k or so, will bring it back to life and make it competitive with other rental properties without going over the top. This type of flat will get snapped up in no time as its very close to great transport links and trendy parts of town like Camden and Primrose Hill.

So, lets do the sums, expect to achieve a realistic £1690 per calendar month for this flat and with all the usual expenses plus the 20k or so on the renovation, this will give you a net yield of 4.1% . This flat will rent well and are taken by the student and sharers market .A good one for the portfolio, me thinks!
