Studio flat for buy to let investment -Studholme Court Finchley Road NW3

Morning folks, 

Looking through what is available at under £400,000 in the local area , i spotted this good size self contained studio flat in an ex-local authority building called Studholme Court. This flat is in pretty good condition and features a separate kitchen, spacious studio room that leads out to a small west facing balcony. 



This flat could be occupied straight away and although the kitchen and bathroom are not the most modern, it's certainly liveable. As far a size goes, it offers just over 330 sq feet of internal area, which is pretty generous for a studio flat. Location is handy with the amenities of West Hampstead and Finchley Road within 10-12 minutes walk of the flat. There is also unreserved parking on the forecourt, so whether you are a commuter or have your own vehicle, it serves occupants well either way. Well worth a look around, I'd say, and for £325,000 ,it's good value for the NW3 postcode. 

So,lets do some arithmetic; comparable flats have rented for £1085 per calendar month, based on the asking price, this will give you a net yield  of 3.9 % in the first year, after all the usual expanses.- not bad for starters.
