One bedroom flat Buy-to-let Investment - Hillside Court, Finchley Road NW3

A landlord popped in to the office yesterday to sign some tenancy agreements and we got chatting about the local property market. We let and manage a couple of his flats here in Hampstead and he tells me that he has recently had some inheritance money that he was keen to invest and wanted know where would be a good place to do so.



I suggested that many tenants like being in a block due to the practical benefits on offer and picked out this really good find in Hillside Court on Finchley Road just a short walk from the tube and mainline stations as well as the Shopping Center. The block has a lift, day porter and communal heating with hot water and is great for the commuter being in close proximity to all the amenities. Its in fair condition internally, perhaps the kitchen and bathroom could do with a little cheering up with reasonable costs involved. Its a good size spanning 485 sq ft with plenty of living space and decent storage available.

All sounds fine, so lets look at the numbers here. Rent on this flat once the minor improvements are made will be coming in at £1625 per calendar month. This will give you a net yield of 4.38%.
