The smart money is near Hampstead Heath- Agincourt Road NW3

I've been trawling through the market this morning and have come across another flat close to Hampstead Heath, shops, mainline station and the tube at Belsize Park, located on Agincourt Road.This little pocket of NW3 on the borders with Gospel Oak is rising in popularity, with plenty of converted flats around here, its a stomping ground for first time buyers looking to get into the area, prospective tenants and buy-to-let investors who are looking for reasonable yield and high capital gains in the long term.


On to the flat, this is a mid floor one bedroom property in a conversion, looking around inside, its in decent all round condition and appears to be rented, so very little preparation needed to be presented to the market. Price wise, i feel its optimistic, when a comparable flat round the corner on Fleet Road sold last week at £465,000. Based on these figures, the net annual yield will be coming in at 4%. 

I often talk about  Capital Gains on property investment and this one has matured. The last sale was back in 1999, some 16 years ago(which is now the average lifespan of a residential holding) and that was for £321,000. So, fast forward to today's local market with an asking price of £475,000 that's an increase of £154,000 or 47.9% to be precise. If you are looking to dispose of investments and get the maximum mileage out of a property, as the figures, indicate longevity is the name of the game.
