Great location, just minutes to the tube, mainline and shops. Recent sales of comparable flats have been in the low £400k region £410k  and £435k to be precise. Given the condition of this flat, i have based my calculations on the higher figure of £435k , similar flats have rented for £1605 per calendar month, so this will give you a net yield of 4.3% which in my humble opinion isn't bad for this market.
