De Ja Vu- Buy to let opportunity-Hillside Court, Finchley Road NW3

Recently, we have talked a lot about purpose built flats in blocks and it appears this smart one bedroom has unexpectedly come back to the market, loads of potential and its "suited and booted"



Hillside Court (located on Finchley Road) is the commuter heartland of NW3 with no less than 3 tube stations and 3 mainline stations within a half mail radius. The block has some decent amenities by way of porter,lift and communal heating with hot water . So, on to the flat, its really well turned out and renovated to a high standard and just what the local market needs. 

Overall the size is just over 400 sq ft , which is smaller than other one bedroom flats in the same block, though I feel that price here may be a little optimistic. Incidentally, a larger 485 sq ft sold recently at £420,00, here the asking is £449,950, so that's quite a bit more. Realistically,this flat needs to come down in price and i would suggest that although the condition is excellent, for the space on offer £435,000 would be the appropriate level.  "So what about the rent"? , i hear you ask. This flat will achieve a maximum of £1645 per calendar month,based on my suggestions that will give you a net yield of 4.3%, not bad for starters. Here's the really good bit though, this flat last sold back in 2006 for £249,000 that's a variance of £186,000 or 74.6% gross return based on my suggested figures- now that's a nice feeling!
