Refurbished Studio flat with 4% net yield - Belsize Grove NW3

Last week, i put out a smart studio located on Belsize Grove, here is another on the same road and it's even smarter than last weeks offering that's now sold. Located on the ground floor this flat has been refurbished throughout and is like a show home. Belsize Grove is just off  Haverstock Hill and is convenient for all the amenities of Belsize Park.




The flat itself has the right balance of generous dimensions and contemporary finishes, access to a private patio, smart kitchen and bathroom. This studio is exceptional so nothing needed in preparation for letting and it will get you above average rent for the type of property that it is on the basis of its generous size (344 sq ft) and overall quality. Rent on this will be £1,300 per calendar month and it will rent quickly, expect a 4% net yield. Ideal for the single professional or a couple looking for a starter home. Although its £25k more than the one that sold last week, the dimensions and overall quality go some way to justify the price, though still worth a punt in my humble opinion. 

Most investors are looking for a combination of yield and capital gain and the lifespan of buy-to-let investments is typically around 15 years.This flat last sold in February 2003 for £180k, based on the asking price that's a capital gain of 108.3% over 12 years or £195k in monetary terms.
