Buy to let Investment -1 bedroom flat Adelaide Road NW3

We've just rented out a pretty decent studio flat for a new client this month in the same location and this one bedroom on Adelaide Road has come up for sale and thought it would be a good one to put out there. 




According to the selling agent, C H Peppiat, its been renovated and has some 450 plus square feet of living space on offer with a decent size bedroom and access to a communal garden. This general specification and the location is a hit with prospective tenants and, if as decent as it sounds, this flat will rent in no time. "How much then, Chris"? i hear you ask, well I'd suggest that comparable flats have rented for £1650 per calender month. Whilst talking numbers, this will give you a net yield of 3.8%, after all the usual expenses in year 1. 

This pocket of NW3 is very much on the rise and with an active market, prices have been hitting and exceeding just over £1,000 per sq foot.I haven't got a crystal ball at my desk, but i can tell you that this may be the last of the decent buys round here if the market conditions remain this way for the foreseeable future. Well worth a look round and a punt, because next year, they'll be fetching £525k.
